How to Create Your First Property Listing

A step-by-step guide to creating a professional property listing on PlaceBuy, from photos to pricing.

Before You Start

To create listings on PlaceBuy, you'll need:

  • A Seller Pro (€49/mo) or Agent Premium (€199/mo) account
  • High-quality photos of your property (minimum 5, recommended 15-30)
  • Property details (address, size, features, price)
  • Legal documents (title deed, disclosure forms, etc.)

Step 1: Basic Details

Navigate to your dashboard and click "Create New Listing". Start by entering:

  • Property type (house, apartment, condo, etc.)
  • Listing type (sale, rent, or both)
  • Number of bedrooms and bathrooms
  • Square footage or square meters
  • Year built

Step 2: Location & Address

Use our OpenStreetMap integration to search for your property address. As you type, we'll suggest complete addresses and automatically populate the coordinates for map display.

Pro tip: Adding a neighborhood name helps buyers understand the area context.

Step 3: Photos & Media

Drag and drop your photos into the upload area. Our AI will:

  • Grade each photo for quality (0-100 score)
  • Provide feedback on lighting, composition, and staging
  • Suggest improvements like "Remove clutter" or "Improve lighting"
  • Recommend which photo to use as your main image

You can reorder photos by dragging them and mark one as the main listing photo.

Step 4: Pricing

Set your listing price and currency. PlaceBuy will show you:

  • AI-suggested price range based on comparable properties
  • Market analysis for your area
  • Estimated time-to-sale at different price points

Use the interactive slider to see how different prices affect your expected sale timeline.

Step 5: Description

Click "Generate AI Description" and select your target language. Within seconds, you'll have a professional listing description. You can:

  • Use it as-is
  • Edit and customize it
  • Generate multiple versions and pick your favorite
  • Add descriptions in multiple languages

Step 6: Documents & Compliance

Upload required legal documents like:

  • Title deed or proof of ownership
  • Property disclosure forms
  • Recent inspection reports
  • Property tax records
  • Survey or floor plans

The compliance checklist shows you which documents are required and tracks your completion percentage.

Step 7: Preview & Publish

Review your listing exactly as buyers will see it. Check for:

  • Photo quality and order
  • Accurate pricing and details
  • Complete description
  • All required documents uploaded

When you're satisfied, click "Publish". Your listing goes live immediately and becomes searchable by buyers worldwide!
